Property Management: We take a whole building approach to managing your investment. From controlling expenses, manageing deferred maintenance, marketing, and rent collections and how these four areas affect the health of the building.

Marketing: When we market your building, we don't just put a For Lease sign and hope someone calls us. We start by placing your listing on several online & print media sources, including Craigslist, Loopnet, Costar, Rent.com, hot pads, pennysaver, city search, Direct mail, multiple listing service, & local newspaper. For larger commercial spaces we also do direct telemarketing campaign to business owners. In other words anyone looking for a location like your will know about it.

Controlling expenses is done primarily through day to day tenant retention programs in place. Our average tenant stays in their apartment for 6 years and commercial tenant for 8 years. Next we make sure to control utility expenses, through proper maintenance and inspections. We do inspections at our properties at every visit, and interior inspections at least twice a year. We bill tenants for the items their responsible for, keeping deferred maintenance to a minimum.

Managing Deferred Maintenance is key to a successful building. Having a building that is alway upkept, helps to attract new tenants and keep the good ones. It also encourages tenants to also upkeep the buildings. Because we have strong deferred maintenance program, this "great recession" has barely made a blip on our buildings bottom line.

Rent collections are done either electronically or by mail. We have not evicted an apartment tenant in over 10 years. We begin by doing thorough tenant screenings, and select good tenants. Many companies will claim this, but our record shows this. Tenants are the life blood of our business, so we make sure not to make mistakes in this.
